Set on the stunning Cornish coastline, this new build home was designed to maximise light, accessibility, and sea views across to Harlyn Bay.

Our client envisioned a substantial property, but with the charm and scale of a traditional dormer bungalow. To achieve this, we designed a basement level to discreetly house three bedrooms, allowing the main floor to retain a low-rise, unobtrusive appearance that blends seamlessly with its surroundings.

The concept was to create a contemporary home built for the future, while remaining sensitive to neighbouring properties. Careful consideration was given to material choices, ensuring the building feels both modern and sympathetic to its coastal setting.

Using 3D CAD modelling, we explored and refined multiple design options, allowing us to strike the perfect balance of form, scale, and finish. The result is a light-filled, future-ready home that not only meets but exceeds our client’s expectations.
